    Our normal change over days are Friday or Monday, however, if you would like to book an alternative period to stay, please contact us to see if we are able to accommodate your request. Please note, our minimum weekend stay is 2 nights, and our minimum mid week stay is 3. The prices below are based on this.

    Booking Info

    • Prices, Payment & Deposit
      All bookings include both cottages. No booking is confirmed until a deposit payment of £200 has been received and a confirmation of the booking has been issued.

      Once a deposit is paid, the guest becomes liable for the balance of the stay, and this must be paid 6 weeks before the commencement date of the holiday.

      If the booking start date is within 6 weeks of the booking request, the full amount is payable within 24 hours.

      We strongly advise that independent travel insurance is taken out prior to booking.
    • Cancellation
      Cancellation Policy: If a booking is cancelled which has been confirmed, we will attempt to re-let the property. The Customer is legally liable to pay the balance of the full rent due unless the dates are re-booked. If we successfully re-let the property, we will refund to the Customer an amount equal to the income received for the re-let period less £50 cancellation administration charge.

      Under Covid-19 restrictions, if travel is not permitted by Government, then a full refund will be given.

      We strongly advise our Clients to take out independent holiday insurance as they are liable for the whole holiday cost if the booking period cannot be re-let.

      In the event that we have to cancel a booking, we will either refund the amount, already paid to us, or we will attempt to reschedule the booking.
    • Special Conditions Regarding Heavy Snowfall/Inclement Weather
      In the event of heavy snowfall/inclement weather on the day of your arrival that affects your ability to travel, and you have to cancel, we will be unable to refund your holiday cost. We strongly recommend that you take out independent travel insurance that covers this eventuality.

      These terms apply only if the booking has been made directly with us and not through any third party, in which event their T & Cs apply.
    • Period of Hire
      The rental period commences at 3:00pm on the day of arrival and terminates at 10:00am on the day of departure, 11am on Sundays. These times must be respected in order for us to ensure our full-service standards can be adhered to. Please be aware that the whole cottage must be cleaned and prepared during a limited changeover period and any maintenance issues resolved too. If you should require a later checkout, this can sometimes be accommodated but we would need to agree this upon your arrival.
    • Provision of Keys
      Someone will meet all guests at the property to hand over keys. As the owners, we live on site, so this will more than likely be myself (Debbie!).
    • Use of the Property
      The booking shall be deemed to be for the person or people whose names appear on the booking form. The maximum number of persons allowed at the property is stated in the particulars and corresponds to the number of beds provided and MUST NOT be exceeded without our prior consent. In the event the maximum number of allowed persons has been exceeded without prior consent we reserve the right to revoke the booking without refund and ask all persons to leave the property immediately.
      No guests or visitors, not listed on the original booking are allowed on the premises without prior consent, this includes outside caterers, beauty therapists, or any other activity that involves a third party coming onto the premises.

      We reserve the right to refuse or revoke any bookings from parties which may in our opinion be unsuitable for the property concerned.

      A cleaning/damage deposit, referred to as a `refundable security deposit’ will be agreed before acceptance of any booking.

    • Care of the Property

      The Customer is required to keep the holiday home and all furnishings, fixtures, fittings and effects in the same state of cleanliness, repair and condition as they were in at the commencement of the holiday and will be responsible for any damage to the holiday property or the furniture, fixtures, fittings and effects and must ensure that the property is left clean and tidy, both inside and outside.  Any damage or breakage should be reported to us and paid for before departure.

      We reserve the right to charge the customer for the cost of repairing any damage and/or replacing damaged items caused by the Customer or their party during the stay. The property is required to be left in a clean and tidy condition, as found. If any exceptional cleaning is necessary, we will charge the Customer direct and legal action will be taken in the event of non payment.

      The Customer must not assign or part with the possession of the property or any part of it or anything contained in the property.

      The Customer must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring property or adversely affect any insurance of the property.
    • Children and Safety Advice
      Customers must accept full responsibility for the safety of any children in their booking party. Our property is a general domestic property and no assurances can be provided as to the safety or suitability of the property for the Customer, the Customers’ children or pets. Cots (own bedding must be provided for cots) and highchairs are available for infants but Customers are advised to check the safety of any such items before use. Customers may choose to bring their own travel cot or other children’s equipment/facilities with them for the duration of their stay.

      We draw the Customers’ particular attention to keeping a close eye on children of all ages (or other members of the party who may not be able to adequately identify risks) whilst at the property.
    • Right of Access
      We shall be allowed the right of entry to the property at all reasonable times during a Customers’ stay for the purpose of inspection or to carry out necessary cleaning, repairs or maintenance. However, we will seek to minimise any disruption.
    • No Smoking Policy
      No smoking is permitted in our cottage and if you smoke outside, all butts must be removed.
    • Pets
      Charged at £30 per dog per stay, registered assistance dogs not charged for. A maximum 2 dogs allowed at any time, unless by prior arrangement.

      It is clearly stated in the particulars that pets are allowed at the property.  We do not accept dogs under the age of 1 year old and pets must be fully housetrained and well behaved. They MUST be kept under strict control.

      No pet may be left at the premises unattended nor be allowed on any furniture whatsoever (even with covers applied) nor be allowed in any bedrooms.
      Pets must not be permitted to cause any damage to the property or gardens, in event of such occurrence please report to us immediately.
      If any soiling occurs in the grounds of the property, it must be removed and disposed of in the "poop" bin provided.

      If walking your dog’s locally, they must be kept on a lead, and you accept full responsibility for the actions of your pets. This is sheep country and farmers have the right to take action against any dogs causing disturbance.
    • Heating and Electric
      Central heating and electric included, but please be considerate and turn off any lights etc when going out.
      EV charging is paid at charging point.
      No electrical device is to be bought on site, without the owners consent. (Aside of mobile phone/tablet chargers)
    • Arrival and Departure
      Changeover days are usually Friday or Monday. Please arrive after 5pm to allow us time to prepare for your stay, unless we can accommodate you earlier in which case we will advise on the day of arrival if not before. Departure time is 10am.
    • Wheelchair Access.
      Sorry but Ashley bank is NOT suitable for wheelchair access.
    • Wifi.
      There is free Wi fi in Ashley Cottage, although as we are remote, it can be a little slower than what your possibly used to, we ask all our guests to be patient. Also, as the TV is a smart TV, this can sometimes take a while to "warm" up.
    • Bed Linen & Towels
      All bed linen and towels are provided.
    • Fireworks
      Are not permitted at Ashley Bank.
